State securities commissions are passing non-accredited investor rules to allow you to sell them securities to fund all the 10 or 20% down payments you'll ever need on <gasp> inferior product that *only* cash flows well and is not one of the blue moon investments that comes once a year.

Most resident in the sub are regular blue collars or retirements.Ongoing rent rate is $800-$900Have to shop around for building ins. b/c some company won't deal with 6 units (my own experience)Hope these info is useful for you !!!!

If it is a strong deal, bring the offer up, as a new investor I'd say don't go in without an inspection, as the inspection will be a valuable blue print for you on repairs the property needs, and if something major shows up renegotiate cash in the offer for the repair.
