Any advice on finding out of state/ country investors for turnkey

Im getting a lot of turnkey deals in nice blue collar area and Im asking if anyone knows where to find those kind of buyers! They are not wholesale but 20-30 K below market with super good rents!!! Thanks for advice ahead of time!
