If you wait until Whole Foods and Trader Joe's arrives, you're about 10-20 years too late!

They simply aren't willing to pay the move in cost of arbitrarily switching places while everyday costs like gas, food, etc are all up. 

Drive the area from 10 am to well after dark.Hit the fast foods, the Taco Cabana, and the grocery stores, in the morning and well after dark.See if your potential renters look, prosperous with decent vehicles, down and out destitute, or scary bad guys.Make sure you are zoned for a 4 plex.Good Luck!

Food, gas, housing (as far as price is concerned).

With that being said, it is on the outskirts of town, next to a major highway, fast food, grocery store in backyard, you can spit on Wal mart from there, across the street from a nice gym, etc.

Put in a food plot or two for wildlife and build some permanent structures people can hunt out of.

Another great contribution that gives me food for thought. 

The traps I was speaking of are in my shop anyway where there is no food source, yet they still like to come in and nibble on spark plug wires, rubber hoses, etc.
