There are numerous types of mold, but black mold is the one we generally talk about.   

There are numerous reasons for this including input error, seller misunderstandings all the way down to malicious intent.  

There isn't much margin for error if you are putting up your "last" $10k (maybe this isn't the case) and only raising enough outside capital to fund the purchase; how will you handle any big ticket items up front, collection issues, etc?  

The reasons I have are numerous, but I just prefer multifamily.

Another reason to see an attorney familiar with the laws of the organizing state.You're limited to the basic requirements of online filings, initial filings can be more complex than the simple check the box type online, errors can cause your entity to be disallowed giving you a house of cards.

You'll generally find that your options are much more numerous and you have a great deal more flexibility with crowdfunding.
