From all research I've done, everything from academic articles to news articles etc., is that these homes are cheaper, reduce the need for architects, various contractors, and dramatically reduce building time. (10 weeks from start of fabrication to final completion on-site).

Brandon is estimating similar capex on his five-plex to what Ben estimates for a SFR.It would be great to get a "four-years-later" update from Brandon on this property's status, but I'm also curious whether others here think that Brandon's feat can be replicated - and actually pan out the way his article forecasts, or is Ben's cold water the final word?

I agree with other comments above that $10k is not enough to invest in a buy and hold property yet, but you might want to take a look at an article I wrote about an alternative where I invest in portfolios of 10 SFR at a time, that are co-owned by the managers who are local to the properties in the midwest.
