I had got one from the e-forms website lease, but as I've been reviewing it I've noticed a lot of holes in it. 

Keep that one and give the notice to the other.

yes living in NYC we always had these notices coming in from building older than 80s.

Basically here’s what I do rent is due on the first if it’s not paid by then I can apply a 50$ late fee which I will do if they peeved me off enough .. on the 5 day I put up quit or pay notice on the 15 day you file for eviction with the local magistrate ideally by the months end a police officer is throwing them out on the street where they belong .

@Daniel Hyman That is kind of what I noticed. 

We have a lot of older homes here and I have noticed a good number of homes that look like they need some rehab and or updating.

the percentage is going to increase or decrease based on the amount of the transaction and what your title co. is charging you. 

You'll notice the BP calculator allows you to include custom categories for closing costs and I just include the amount in one of these fields.  

(Also notice there is no reference to TWO years of tax returns required to "count" rental income to be found at fanniemae.com.

@Christopher PetersenI noticed the Forbes article is from 2014 , it doesn’t mention when this was supposed to happen but we of course have seen demand and prices go way up nationwide since then .I am skeptical about the articles written in the mainstream press on real estate since they have been wrong so many times .
