I was so eager to pick on the collective mind of this site, I dived headlong and posted this arduously detailed post about my present situation.Anyway, I'm glad I found this community.

Using the 50% rule, I thought I'd be able to make this property cash flow but after diving into the numbers a little more closely I have determined that this probably won't be the case.

Talked with Jason last night because the original question about a good contractor seemed to change.

I attended a local group meeting last night where BIggerPockets was made mention of.

Nothing beats the feeling of going to bed every night knowing your castle is yours.

Just an interesting turn of events...The wholesaler who is selling me the rental property (the first one I mentioned above) called me last night to tell me she had another one under contract and asking if I was interested.

Our investor friends liked the price we paid but would laugh and say we should just put meters on the front doors and let the tenants pay by the night.

Hopefully I will get to the Black Diamond meeting that night too since it is not far from there!
