First SFR Deal Analysis Help

I have an opportunity to purchase a 1458 square foot SFR for $84,000. The property needs approximately $7,000 of work to give it an ARV of $116,000. Using the 50% rule, I thought I'd be able to make this property cash flow but after diving into the numbers a little more closely I have determined that this probably won't be the case. I will try to attach a snapshot of the spreadsheet I am using below and would appreciate any thoughts or comments on how I should be looking at deal.
