Opinions on Buildium Property Management software?

If the investor is selling the home to you, once you close, again, based on what you wrote, if i were you, i'd be changing the locks and hiring a clean-out crew (I'd be monitoring from behind the biggest guy in the group though...just in case).

I'm looking for software that I could use to calculate and keep track of owner financed loans and possibly take direct deposits from the buyer.

@Mike Burkett  I'm absolutely fine with separating them out into two loans...6 apartment units and one 25k square foot office building occupied by a well established nationwide software company.

Are you concerned what to classify your personal deposits as in your accounting software?

There should be some good people that monitor that forum who can make some recommendations to you.  

Keep in mind, other than working for the school (grad assistant type work), those on student visas can't have other sources of US income (it is pretty much forbidden on the visa - I used to do payroll software and had employers that had some want to work as temps in summer; there was practically no way to get them permits to allow non-school income).

Triplexes also require fire alarm systems (monitored 24/7).

Mine can set door codes, message (or call) guests, schedule cleaners, adjust the thermostat, monitor my cameras, & call a plumber just as easily as a local PM can, for 1% of the cost.Hire good cleaners, a solid handyman & befriend some helpful neighbors.
