If you don't, you'll be better served by taking care of the other forms of risk mitigation (which you need to implement anyway) and not complicating yourself at this stage with an LLC.And be careful when transferring property with a QCD, you'll break the title chain and risk loosing title insurance.

Higher powers are most certainly not trying to keep people from owning homes (though policies like rent control often have the opposite of their intended consequences, I choose to believe that their implementation is a misguided attempt to do good, not evil intent to reduce affordability), and one silver lining for housing affordability is a wave of laws that effectively drive top down zoning allowing for multifamily construction, ADU construction, or other development.

Everyone else has implemented great plans and modes to just be a decent manager. 5 things to consider 1)Contacts - Accountant (person or software)2)Contacts - Handyman 3)Contacts - Leasing agent 4)Contacts - Lawyer 5)Contacts - Continuing education  (something always new in certain counties) If you are willing it can be done.

#1 thing you need for REI success no matter what niche you do...You need to have a system in place that gives you reliably on demand like clockwork motivated seller leads ready to sell yesterday at a discount.For this you need a website, and you need to be credible...like so:Anything else sorts itself out.Then when you DO get leads like that, you need to hire, scale and implement your own systems.Once you get leads like I do, things go fast.

If you are starting out you might want to do outbound marketing (cold calling and sms) and later on, you could start implementing inbound marketing (PPC, PPL, Radio) which is more expensive but you get a faster conversion.
