Hi All, quick question, I was thinking on get some temp cameras on my new rehab, as is an out-of-town investment 2 outside and 2 inside, the outside I will keep for the tenants after we rent, the inside is for the rehab process only.this will imply having internet in the house, I was thinking on offering internet with the rent as well, you think this will help on the rental, it will add security to the tenant and I will be able to see the exterior of the house, remember that I'm new on this so your help is highly appreciated.Internet cost is about $70.00 a month As always, thank you for your input !!  

I'm doing all our projects in Columbus Ohio but just relocated to miami. we do multifamily and mixed use development and entitlements I'll shoot you a PM. even people in miami that I meet the numbers are tough unless you do a high density proposal and are very well capitalized. 

But if you have one person who wants high end and new all the time and another who is fine with status quo, it is going to lead to problems.

Looking at this kitchen (Rehab/Flip deal), I know how to price out work and deal with subs but how are people coming up with how to redesign the layout? I know there's CAD programs and so forth but on smaller projects...

Seems that inventory is very low, property prices and interest rates are very high.  

I think Dave Ramsey(who I respect but don't worship, lol) would be highly disappointed in me for even thinking about doing this, SMH.

I'd recommend pushing density to 3 or 4 they all finance the same. we picked 3 because of the 35' height allowance in our area. here is a rendering to help paint the picture. our target appraisal value is 550k on the first few and pushing them to more than 600k as we sell some or keep them but if you are the only one building multifamily it's important to highlight the importance of appraisal and selling or disposing of some assets to create comparable to be used. our market has very little 2-4 units built because of economies of scale we are the only builder doing this style and we control the full process and it is a high barrier to entry where we are at. we are able to build at a lower cost now than almost buying a duplex because they are so small. each one is 668 sq ft total of 2004 sq ft.
