Even if you're going to do a BRRRR, you should be able to find lenders to loan you on the house if it's habitable.

All of the flippers I've met around here find their deals themselves.I say no harm in asking these folks to send you info on their deals.

It actually might harm your DTI.

Do they plan to rehab the home and make it habitable and then refinance into a conventional loan?  

I need something habitable as I will be living in the property for a year before renting it out, and I need something reasonably close to work, so that leaves me looking at condos and townhomes. 

Hello BG,I'm considering installing a large two-story tuff shed in my back yard- I'll make it fully habitable by adding Electric, Plumbing, insulation, drywall. etc.

The home has been unoccupied for 2 yrs, and has a significant habitability issue before I can get to the "fun" stuff like remodeling bathrooms.

@Joe Villeneuve your comment seems to miss what she is asking...If she feels confident that he is who she wants representing her then there's no harm in signing an agreement that can be canceled at anytime.
