You don't want to be in a position to constantly defend why you are spending time away from the family to handle issues at the property.  

Just note that there is a reason you pay a professional to manage an issue/handle a matter on your behalf.

You could go several months with no costs whatsoever, and then get hit a $3000 air conditioning bill.My question regards how people handle this with capital.

Mine is thus...in a nutshell, the only way for a seller to offer seller financing without having to be concerned with licensing, is to have a NMLS registered and State Mortgage Originator Licensee handle the transaction. 

Have your homeowners insurance handle it and/or get an attorney involved.

I might open with asking them what are the plans for the house and if they want to make an agreement with you on the house for the future and is there someone who handles their legal affairs (lawyer, family member).
