Investors I know put their tenant buyers into credit repair programs so they can complete the purchase quickly.  

For the most part, I think real estate investors around here will look for certain things:Jobs in the areaPopulation growthSchool districtsLandlord friendly government(s)Other investment and retail buyers entering a marketThere are also 'gut feelings' people have when they're raised in an area or have a lot experience with this.

I'm originally from Charlotte, and moved to DC about 8 years ago working in typical government type monotony. 

I know overseas the government helps a lot and you don't need to have a massive amount down.My plan is to buy relatively cheap for my first time ($55k equivalent) with a 10% down.Everyday I try to browse online listings to start getting an idea as to how much apartments are costing, and to get better ideas as to what units cost in the different areas.All the best man, you are already better off than most people your age!

Near goal is to expand into hotels, large apartments, and government housing!

I’ve read books, gone to seminars, and will be attending a workshop in a couple of weeks where I already know that they will charge me an arm and a leg for their mentoring program that I can’t afford.
