The closer to Boston, the more you will have to supplement the mortgage out of your W2 income.

We plan to rent out a bedroom to a trustworthy, reliable friend given that we are not using the entire space (3 BR house, finished basement with egress well), and can use the supplemental income to pay down other debts.

You listen to the host ramble on, generically  answering questions, continue to tell everyone it is a numbers hame and to keep pounding the pavement OR they'll start talking about their successes.

At any rate, use the search feature as much as possible as many generic questions have been answered many times over with great answers.

Using a strategy of buy & hold as a way to build wealth of even a supplemental income for retirement is not commiserate with having to be a hands on landlord.

It would supplement my income, cover gap funding & put our business on the map.

But I'll get a lot better picture.We're also running some YouTube (In-Stream) tests - $300/mo. budget here in my city (Arlington TX) and $500 budget in the CA market mentioned above (just using a generic 30-second TV spot).  

We supplement our core "Rental Agreement" with several supporting addendum, one of which is "Property Rules".  

While you avoided the restriction, it seems generically the remedies that may be available to you will place you in violation of the restriction moving forward.So obtaining a second lien for the rehab funds or even modifying the loan documents to comply with the spirit of the loan you thought you were getting don't seem like viable options.
