Banking solely on appreciation can be a gamble, unless you have strong data that suggests that a particular market will appreciate.

Some built their own website and others use a property/channel management platform that offers a direct book option. 

There are platforms now that help with the managing of this type of property.

First step would be to single out a market and then network on Bigger pockets or other platforms to find the investors who have invested in that particular zip code.

I also recently worked for a major bank, so that helped me get closer to understanding real estate loans and help consume all of the knowledge I could from their education platform during down time at the branch.

I’m brand new to investing, but know the MLS platform is the ideal way to find deals.

A bit of a gamble but it would get you in the door.

Do any tools/apps/platforms exist that enable you to search for properties for sale by zoning?

I think that is the biggest gamble here.
