I forgot to mention that what I have now is a CO-op and I found out that for example Wells Fargo will not give out a mortgage or cash refinance for a Co-op.

@Larry T.Forgot to mention that I'm not interested in a flip unless I have to exit because I don't want to pay capital gains.You are correct it would be 107K not 134K.I just found out today that the owner will file a claim on her roof and get it repair or replace, saving me 5-10K.

The existing mortgage stays in place and the buyer takes over the payments and the deed is transferred to the buyer.The most common stipulation found in a “subject-to” contract is that of the buyer completing a home inspection.However, with home sales becoming more difficult and find the need to sell their house for far less, buyers are harder to find and those that make offers are not able to complete the purchase because they face difficult lending criteria.This is where subject-to an existing mortgage comes in, what this means is that we the buyer of the home takes over the title to the property, but the seller retains the mortgage itself.

I actually think we are leaning towards moving a small historic house onto the back of the property - found a big time developer that is going to cover the moving costs, because he cant demo the house, so the net cost to us is pretty minimal.
