Hello, if your looking for a good PM check out https://stagecoachmanagement.c...the owner was featured on bigger pockets podcast and i got to meet him at a local REI here in houston he was so down to earth and may be able to give you advice on how to go about it, he to was an out of state investor from CALI too. ask for Kevin Wood. at the REI he was able to give me advice.

Typically there's insufficient data of that sort, for stuff like this, an an appraiser toeing the party line might say "whelp if there aren't enough homes selling with sheds, that represents a lack of demand for the feature in this market."
