Additionally, your potential buyers are limited to other investors who will not be paying retail prices.Although we don't factor appreciation into our analysis anymore, it is worth noting that if/when the housing market does recover, I think SFRs will recover much faster because the value will be set by retail buyers and not investors.

All the investors I know that have cash to take down these properties can talk numbers in their sleep.Foreclosure costs will vary by state as to judicial and non-judicial as well as pre and post redemption periods.In Georgia we have 30 days to foreclose and no post redemption so we are faster,cleaner,and cheaper than many states.Simply don't defend your value to the bank as you will come across desperate.

The key is if the payments are temporary or they are given a lifetime benefit.If it is temporary they will have problems once the money is pulled.Also don't put any weight on someone saying they have applied for benefits and should be receiving them soon.Social security is backed up for YEARS right now from application to actually getting approved and paying out disability.

Make your message about the benefits of selling to you; I buy as is so you don't need to spend any money doing any fix up, I close quick so you get paid faster, etc.I like yellow letters using a handwritten font.

Most bathrooms I run into, the cabinets are not new enough or the countertop is crap or ugly so replacing the whole thing new is faster and easier.

While it's true that the seller gets cash either way, generally a "cash sale" refers to a sale where the purchase funds are coming straight from the buyer, and not from a lending source.As Jim implies, a cash sale is going to (generally) be a lot faster than a financed sale, as the buyer has the funds to close immediately.
