I hadn't signed anything and so it was easy to change course.

I've been a renter for over 13 years now and after my latest rent hike I decided its time for a change.

Auctions are a fast easy way to sell them. 

I just bought my house less than a month ago for 78K and it is in a great neighborhood so I know I could easily make a profit since it has already been appraised for 5K more than what I bought it for without me having fixed or changed anything.

What happens when the market changes and the rent won't cover the mortgage and anymore and your forced to start using your own money to cover the mortgage and repairs ect...Don't be overly confident or you will fail.

I am looking for wisdom about how fast to raise the rent in this park.

Hi John,SFR are not rent-controlled in San Francisco (and I believe in most if not all rent-controlled cities).You can do an owner move in eviction but this does not change the rental control status of a unit.

I am currently changing careers and jumping on to the RE wagon.
