As an agent that purchased several homes for investor clients in the metro area and was an HOA manager for 20+ years, you have some good criteria.

I'm now working on my second "dive into full-time REI" hahaThe first time I thought that I would be able to generate cashflow out of thin air and that I could half-*** my side gig of being an RE agent for investors. 

If you are working with a local agent, they should have some recommendations so it will be easier to finance.

It's not a good use of an experienced flippers time to set up a Zoom or meet you based on that post.

We want to make sure investors have a great experience with experienced professionals.

Has anyone else experienced a similar process when applying for a hard money loan?

If you are asking a question like this, that means you are going to have a lot more questions, and you want to make sure you aren't wasting a seller's time, so you should find someone in your area who is experienced and team up with them!

@Jake Fleming you should speak with an experienced attorney about raising capital legalities, so you don't get yourself in trouble with the SEC.Once you know what you can and cannot do, you should use the Classifieds Forum and also post on Facebook, etc.
