Parking should be evident when people view the property and let them know it is shared driveway but not everyone makes the mental leap that you can't park in the shared driveway so you need to tell them.

The purchase contract should provide that they have authority to enter into the sale and complete the transaction and that they will provide documentation to evidence the same (certificate of good standing, corporate resolutions, etc).

For the PM you might consider that no work is done even emergency work without evidence they tried to contact you via a voicemail /email etc., not sure how to enforce but in todays day and age saying you couldn't reach someone until after should be few and far between.
