You may also want to consider "Cash for Keys" to avoid having to do an eviction - letting that tenant know how an eviction will negatively effect them going forward.I also started with Cozy.co for tenant screening and rent collection.

If you have a mortgage on it, you can still do the quit claim but just know that you are opening your self up for your lender to exercise due on sale clause even though it is technically not a sale.
