I can go in and make sure that any tenant issues, broken blinds, holes in walls, Drawings on walls, etc are documented and had them fixed.

Under the ASSIGNMENT AND SUBLETTING section, they want 75% of the of the economic consideration realized by the tenant, for god sake, the business just started less than 2 months.

Just make sure that you have an attorney draw up the contract and that it is recorded with the county immediately after closing so that your right to take full ownership is documented.
