I can go in and make sure that any tenant issues, broken blinds, holes in walls, Drawings on walls, etc are documented and had them fixed.  

Under the ASSIGNMENT AND SUBLETTING section, they want 75% of the of the economic consideration realized by the tenant, for god sake, the business just started less than 2 months.

I agree with Aly NA    that the attorney you choose will be the one defending it so you should have them draw you one up.

However I need to know how to deal with condominum and townhomes, where the properties are NOT detached and where other considerations such and condominium  laws, and HOAs come into play.

Make sure you're taking that into consideration when you determine your final ARV  -- you might want to  estimate a bit on the low side so you don't get caught out.

My other tenants in the house next door complain that one of her relatives, who works on cars in the street, draws a crowd of other car guys who sometimes drive recklessly, leave trash, etc on the street.
