I also have another broker in NY whose clients are foreign investors and private equity managers, and we're collaborating on bringing some of his investors to the table to pitch one of my deals.The upside in being in a male dominated industry and being fairly younger than most of the men who've built their career doing this is that I find that a lot of men are happy to see a woman at the table and are more open to sharing the wisdom.

When you pinpoint your focus, you're much more likely to dominate that market.Finally, this is a personal lesson I'm still learning. 

I'll end with this though, from an investor stand point I feel short term rentals are dominating the market here. 

However, I started to hear and read about these big REI players who track equity and wealth, not just cash flow.  

Hey Chuck it is a great market here, but it is also very competitive with many major players like myself.  

If you feel you are RE heavy, I agree that the property could be sold to pay off your primary, but you could also invest in property in another nation (If Yuen becomes the world reserve currency, a move could be in order), or in the market for strict diversification.Either way, I'd be cautious about buying too heavily into theories regarding debt ceilings, currency dominance and geopolitics in general.

Deal flow will be different for each market, but it all comes down to know who is operating in your market, who the players are, and finding sellers.
