I'm looking to fix some water damage and a handful of other issue at one 3 unit building.

Question is  "can landlord recover damages and lost rents, utilities and advertising in addition to security forfeiture, or must security deposit be used first for lost rents and damages?"

We recently sold a house that had sever water damage.

Fire, foreclosure damage, property unattended or intentional or unintentional damaged, etc.

Since neither I or the tenants can prove whether it was damage they did or damage that was previously there before move in?

The other is a professional couple relocating from out of state. 3 young kids.In your experience (especially with responsible higher-end tenants like these) which is a greater risk for damage, kids or pets?

If he takes his option contract to the judge, the district justice will not hear the cause and I have to go to court of common pleas.

Family and friends are good way to start..some people it dnt work for cause of their friends being broke.

I'd like to save money but not if it's going to cause me headaches down the road. 

(Florida Stats) I will say that there has been an effect to certain micro markets and neighborhoods that have more than average damage from Irma slowing down some transactions because repairs not being completed as fast as people would like and some condo associations/board of directors can't seem to get along well enough to get things fixed.
