I understand that we will still receive/pay the master-metered water bill from the city, and that the sub-metering company will bill the units directly and mail us the money (sans their cut), BUT how do you enforce the new water utility bill with the individual tenants.

He said this will cut down on how much they call you and would hopefully keep them more responsible since they would be liable for issues.

One bathroom usually doesn't cut it nowadays.

They will use less when they have to pay the bill and if the utility cuts them off then it is not in you to keep paying it.

I'm wondering if anyone out there has successfully sued a buyer or seller for cutting you out of a commission.  

But don't reduce the buyer's agent's cut or you just won't get showings.Title company closing costs - the biggie here is title insurance.  

This year I was able to reduce the trash bill by about $300 a month, converted each tenant to my new lease and had them start paying their own water bills, rehabbed the 4 units that were vacant, raised the rent in at least 50% of the units, and I just cut a check to the owners for August 2014 as $10,587.00. 

Plus the other nice thing is it is a pretty inexpensive investment to cut your teeth on.Can you refi out when it is done?
