Cut off all communication from the tenant, including promises to pay or attempts at negotiation, and let the lawyer clean up the mess.While your attorney is handling that, you should be looking for a property manager.You can start by going to www.narpm.org to search their directory of managers.

I was thinking a mile high 3 or 4 sentence idea of pricing and terms we could banter back and forth until we agree on the key items, then have the title company draft their documents.but instead he hired an attorney to draft a small book that will take me hours to digest, all for the first communication

I would highly suggest paying a good attorney for some time on this one as it will save you tons of headache later on.Also I don't think partnerships are bad I just take them with a cautionary approach, I've seen some very successful ones as well and it all came down to expectations were communicated and agreed upon up front and covered multiple scenarios.
