In CA, you have to allow them to pool their resources to meet your income requirements, but you have the right, in my opinion, to require proof of all of their credit scores and legal income.Worst case scenario, they get a legal aid person to confront you.

I think this ties back to the strength of this community and all the resources that help aid investors during uncertain times.

Keep what you have, any handyman with a measuring tape can replace them in an hour, and that includes the driver to/ from whatever box store is closest.

Another option would be to move the stove and fridge (same configuration with stove closest to sink but on the 12 foot wall, fridge to the left of it, and then change out the cabinets at the end of that wall into one big pantry with shelves for food items.

Whether I try my hand a buy-and-hold (closest match to my personality/goals) or get my license and use the education I get as an agent to guide my investing, I see real estate as a way to satisfy my needs for autonomy and creative problem solving and to give my family the lives they deserve after so much sacrifice.
