In my opinion, your next step should be researching the investor who has asked you to invest.

For all attempting bRrrr out of state, please read this again... and if you dont get it yet... please read this again.I am a huge fan of being bold and going for it and getting out of analysis and taking next steps. 

I would never rely on a property manager in these areas ( out of state investors need not apply) your going to have unique challenges that often require a personal touch .tenants lives in these areas are desperate and chaotic so you have to learn to make money in the mess .
