@Nate Stitchell it is more of an "order of operation" game than anything.

If people buy into the neighborhood are wanting square footage or number of bedrooms etc and don't care about upgrades, you have to take that into account.

Generally, I think they take better care of my property because they know I own it and am engaged about managing the relationship. 

Polish the heck out of an efficiency or one bedroom.

She also pulled the, "...other people are looking at this property..." line which I could frankly not care less about since I'm only going to buy at a certain $ amount, not because I'm afraid I'll lose the property.I wouldn't expect a realtor to know all the laws around tenancy - but I would expect them to have a recommendation so I can make a decision more quickly.

That will obviously take time, so may not be as much of an issue with your 1 year lease if you can line it up right.

You can type of an addendum that would extend your current lease for 6 months or convert them over to a month to month lease.

She did mention that i needed to register it with Maricopa county though which i just took care of.
