I own a lot in ca that is zoned rmf-2 In a ski town which allows for transient occupancy / nightly rentals.

I am starting to read up on real estate investment and quickly realized that investing close to where I stay(California) is not possible as 1% rule does not really apply here.

Home sales are slowing in California.

I live In Orange County, Ca and I’m thinking about looking into markets outside of CA but wanted to know if there was anyone who’s in California who’s going through similar market struggles.

CA returns on rental properties are very low compared to many/most other states.
