Since going back to school, I've been pretty burned out on work/investing, and needed something to help get my entrepreneurial spark going again. 

People get burned flipping/rehabbing in their own neighborhood still.

My first deal was a mobile home park.

Typically part of an association, these are much smaller units, fixed to the ground, and not mobile at all.

There are countless ways to invest in real estate- residential buy & hold, flipping*, value-add (BRRRR), wholesaling*, commercial, hard money lending, development, land, tax liens, new construction, crowdfunding, mobile home parks, short-term rentals, etc.

In a recent podcast that interviewed Brandon Turner that I heard, if you listen in between the lines, you’ll discover even he is having enormous challenges with his apartment building in Cincinnati.It’s likely why he’s more excited about his mobile home parks and syndication deals now.It’s a common theme through the Midwest,I think.Don’t just talk to brokers and local stake holders with vested interests...Speak to investors who have actually risked capital.They’ll tell you the cold hard truth about investing in the snow belt.

My guess is that they will carve out a lot more of the luxury market and appeal to bigger property management companies that have money to burn.

I'm looking to buy a 1980s mobile home.

(kid finds a loose outlet and gets shocked, water is too hot and kid gets burned, no anti-tip device on the stove and wild child climbing on it gets crushed, etc etc etc).

Some examples might be a mobile on land, 2 little houses on one parcel, a house in what is now zoned industrial, an office or retail property with self-storage and a doggy daycare.
