I looked online at tiny backyards and discovered there are hundreds of other ways to make beautiful tiny back yards, but they all look like a pricey designer was involved.  

I don't know if we are in bubble territory but it is ripe.

Another thing to consider is whether you will use designed plans or stock- either way there are soft costs (engineering, permitting, architect etc.).

They are a huge part of the population thats right on the edge of retirement .Most would have retired already if it were not for the economy and the real estate bubble burst ..Of course the appreciation we are experiencing here and a lot of places is due in large part to the fact that houses and properties 2 years ago were at close to the bottom in value as they could get ..So , we are showing appreciation at as high as 18% in some parts of florida .. 

With this, I am wary of a bubble forming that could soon pop.My thoughts:While I am currently happy with the asset, the combination of getting top dollar for my home BEFORE construction in the area starts is extremely appealing. 

There are many light spots, you can see the original hardwood square perimeter design on the kitchen floor, and some pet stains are still visible.

There is a tiny closest because the stairs going to the basement are on the other side.Do I need to find an architect or interior designer?  

If the lots are combined but fall within different zones, does one zoning designation take priority over the other?

My previous listing had a similar result from pro photography and a well-designed space.
