That's a pretty open ended question so I'll make two general points.

Every week I look for all the open houses in my target market and I check them against the county records to see which ones are investor flips which are usually only 1 or 2 per week.

@Chris Puglisi primarily looking in Wallingford, Cheshire, Milford and Shelton as those are the areas that I know the best, but open to most places in New Haven county.

Getting someone to open junk mail is hard, everyone will open a handwritten letter, especially from a local address. 

The sellers had been "leaving the door open" for contractors, so we could basically walk right in.We really liked the house.
