Happy New Year DouglasYour talking to a California Boy here Douglas, whose spent more time on a skateboard than a snowboard and thats the Gods honset truth.But I'll give it a tryYou should consider insulating both your hot and cold copper lines with the heaviest poly foam insulation you can buy,,,i'm talking 3/4 to 1" thick and I mean every linear foot of pipe,,,,Now having said that,its my understanding that in colder climates there are systems where you actually wrap your water supply piping with heating wire to prevent freezing,Of course the key here is you must have 24/7 electrical power to the wiring.Now to my new friend Alex M,,,In a word Alex ,youre off to a good start,,,,,For my money ,your cant beat the Noritz tankless water heater products,,,,in the first place,,,if you have a troubleshooting issue ,they send their tech guy out to your house to check out your problem with your unit,,,you heard me right,,,Secondly ,they are a class act,,,,I'll say it like this ,,,contractors like myself LOVE THEM ,,,because we get no call backs from Noritz products,,,,Bare in mind ,,,the secret to tankless is;You want to install them on an outside wall ,,,why?

If they cut corners on the things you can see, what did they cut corners on that is hidden, or buried. i really dont want to turn this thread into an argument, but i 100% disagree with you. i think at one point the inspections and permits were helpful to homeowners and had to be set up to prevent crappy contractors from taking advantage of regular joes. now, they barely take a look at what they are inspecting and never answer any questions. they dont give a reason for failure, never give advice to how it should be done. they just have a nasty attitude towards just about anyone and talk to you/me like they are doing you a favor. i had to pay $13 to install a bath fan in a half bath.correction. the fan was already installed and i had to have my electrician go there and pull a $13 permit. how stupid is that?

I don't want to let fear keep me from using leverage, but the lofty concept of it doesn't match my reality - I'm genuinely trying to understand how others use it to close 100 deals when I can barely get a bank to loan me money for 2 or 3, hence why we've used leverage for 3 deals and cash for 4 deals thus far.
