Sometimes I'll get an attorney and they want a contract so I put together a one page document with the relevant facts and they are happy.For everyone else I use email to confirm the details.I still have my STR insurance policy.I also have control of the thermostats and water heater via wifi.

Assuming numbers are for year 2, when you rent it out.  1) Make sure all utilities are in the tenant's name, including sewer/water, trash, etc.

You need to put the right number of units on the right line.You can also do a FOIA request for the water records, if that shows more units you can get it overturned.
