Also If you want them out at the end of the lease you just have to give proper notification prior to the lease ending (This is why I do month to month so I can give them 60 day notice anytime I want).

I wouldn't be surprised that they are good applications and possibly long term tenants.Your first impression prior to receiving an application usually will determine what type of tenant you can expect.
