Why not try to find a place that involves the best of both worlds - a SFR that you can hack into a two unit/duplex?

You are not searching for the lowest rate in the world, you need someone who is: able to close quickly in the state, is smart, listens, and cares.

I asked how much you (referring to other investors) pay yourself, so I can get real world example of how other people structure paying themselves. 

Also, I am just starting out in this world (bought the property early this year) and do agree that I have a lot to learn.

For example, if you have a car loan that you’re only paying 2.9% on, why in the world would you pay that off if you can turn around and use that same cash as a down payment on an asset that’s going to produce a greater return than that?

Come March 2020, the world has shut down due to Covid and the circumstances changed. 

Plus, after being a part of the club and learning so much more about corporate real estate and that side of the world compared to what most people think when they hear real estate, which is the “residential or real estate agent” assumption.
