If I do property scouting for an investor, how will I know if they close on the deal I referred to them or not?

My question is this: will I be able to find viable properties in areas 30-40 miles outside of Minneapolis/St.

Will I get $1000.00 minus what the utilities are or the utilities are in addition to rent or how does this wok Please assist.
