Sometimes tenants want to get out of their lease early and you are able to secure an agreement with them, other times you can ask them what it would take for them to leave prior to their lease end date, and there's usually a number that will make it worth it to them.

It's possible to get a loan but it would be from a Hard Money Lender just make sure i you have a deal it's a killer deal also you need to work on your FICO at the same time get a couple of secured cc and pay them on time if possible draft a budget and watch you spending.

With regards to the vandalism, I've already thought of using temporary security systems when a unit is vacant in the future (hopefully that puts me on the right track if I'm asked for an explanation).
