This is causing me issues because I have to take time off work to clean, and new tenants are pushed back on their move in time to the evening. 

I've been on this board since 2010 and haven't found an example yet.

I have used this as an entry point for a ton of investors here in the Scranton area and it's a great option to take since you have it!
