All my properties cash flow, but I still deal with my tenants paying late and having issues in that department, Im in the black but struggling to stay there.I certainly wouldn't increase your debt on these 4 properties if you're struggling to stay in the black.If you want a better evaluation of your situation, then post the total monthly gross rent for the properties and the total of your mortgage payments.Good Luck,Mike

Throw in the condo HOA issues, and its even worse.My typical evaluation of a rental would look like this:Rent: $850Expenses: $425 (50% rule, read in the Rental Property forum)NOI: $425Payment: $689 (6%, 30 years, 100% financing)Cash flow: -$264Now, if you self manage, the expenses will be less.

We always do...some I have burned as DVD slideshows for the kids I am helping get into RE.I find it great for keeping a log of all the things you should have done differently....Also if your wife is taking b4 pics while someone is sanding the drywall the lens will be caked in dust & all future pics will be barely visible until you realize it & clean the lens !!!!!

I haven't had a realtor evaluate the house, but similar ones in the neighborhood (without CA, furnaces or new windows like we have) are currently selling for $130K.The HELOC balance for the house is about 30K.
