In reality, I’ll be able to rent out one of the two units, and I will live in the other unit with a few friends, so I’ll actually be living for free & positively cash flowing, with a good cushion for potential issues/disasters, but I know that’s not how it’ll appear on paper unfortunately. 

I’ll keep an eye out for properties for yah 👍

Needs a lot of work, but I’ll live in the mother in law and rent out the main house (House Hacking).

@timothy doenges I haven't thought of the home Depot tactic but have asked a few and usually get the "I've hired everyone I trust" I'll give the other way a shot.

I'll be starting my full time investment business (mainly fix/flips) in mid-August.

(Fyi did take both contractors to court and won, but who knows if I'll ever see my money)..

I get the feeling the 1031 is the smartest financial move, but I'm not sure how much time and energy I'll have to put into it, particularly since I don't personally believe the Seattle area is a great place to invest in any longer.

I'm currently looking into that option as I'll be able to assume their mortgage which has a much lower rate.

My girlfriend and I are going to live in one of the units which I'll treat a little better, maybe better flooring, and I love the crown molding on the trim. 

I’ll probably branch out there if prices don’t make sense anymore in Midland/Odessa.
