If you are taking a space in a center with multiple vacancies, or even taking a space that has been sitting vacant for some time, I would imagine you have a strong hand in the negotiation.Curious: are you working with a broker that represents you or are you negotiating directly with the landlord/landlord rep?

Maybe it’s a personal thing, but I’d opt for a walk-in shower instead of the bathtub as I don’t see families as your target audience for this setup.
