Verifying last 2 years of rental history very important!

AirBNB cancelled first family very easily; second one asked host lots questions; third one ....

Investment Info:Single-family residence fix & flip investment.

Don't rent to a friend unless you are an experienced owner as friendships and family relations are hard to manage through business transactions. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

My experience 1 investment 200 thousand in self storage in Germany have been receiving average cash-flow of 10% over the 7 year history and that does not include the asset value of my 200 Thousand dollars today estimated to be around 500 thousand 

The townhome has appreciated in value to about $350k (per Zillow and RedFin) over the few years I’ve owned it, so estimating $150k in equity, about 45:55 self to bank equity ownership.The townhome now has a leak that has lingered and gotten worse over the few months waiting for an insurance claim decision, ultimately being denied coverage so now I’m stuck with having to cover the entire expense.I’m also considering selling the property once it is fixed so I can take the funds from this 1 single family property in Houston to apply towards funding a possible multi-family property in Austin, TX.The quotes to fix are around $15k-$20k, which I’m not excited to just pay out of pocket, nor do I think I really can at this point in time.

I'm under contract on a single family home in Chicago, and the rehab will include adding two dormers, so I'll need an architect to draft a full plan set for submittal to the City of Chicago Planning Dept.

I want to make sure I don't get taken advantage of in the process.No one in my family or immediate group owns a home, so I'm blind to the whole process and trying to learn/read up on as much as I can.
