I would then take $20,000> to build either a studio or SMALL one-bedroom back-house that I would like to AirBnB.

If you are buying a 100 unit building with all 2 bedrooms that rent for $1500/month and only get $100/door, then yes that will be a bad return, but if you invest in a lower rent market in the midwest with studios, 1 beds and maybe a few 2 beds with average rent at $600/month, then $100/unit could work really well. 

Do a search on Amazon for "Rovate Complete Thermostatic" and you'll see a bargain-brand one that you can put in cheap.

After getting that number, I signed up with various vendors who report to D&B, like Amazon business for a line of credit that is payable in full with each statement (checks your personal credit, and you personally guarantee the account); Grainger (doesn't check your personal credit); Exxon Mobil gas card (checks your personal credit, and you personally guarantee the card); companies like Quill (do not check credit but report to D&B every month on your company's payment history). 

Efficiency makes me think it's studio apartment where everything is in one big room.

So look at new nice pads in certain parts of Sherman Oaks or Studio City with the 9 or 10 rated elementary..
