Hey Jay I looked at selling the plat but Columbus is 40 miles from the blazing hot market of Billings, the big developers from there wanted to make 40% and were not all that interested in coming out this way, and for us make enough money to pursue this endeavor it worked out better to put all the infrastructure in, we are putting in the new road, power, gas and water to each lot, we are even dropping culverts in to access each lot.

SD IRA (or solo401K) question
25 March 2016 | 21 replies
This new alternative setup would be quite simple: Oakbrook PM LLC adopts QRP (Solo 401k)As part of the plan creation we would create a trust with the purpose of holding plan's assets You become the trustee of the trust (which give you power and control over all assets and investments)Trust will have it's own EIN (single number)Both you and your wife will have separate accounts as plan participants under the same trust (there is no additional cost for another plan participant)Also, each of you can have separate Roth accounts under the same plan, if you chose to make post tax contributions or do the conversion (there is no additional cost for Roth sub-accounts, that comes with every single plan)By doing truly self-directed Solo 401k plan you would have significantly reduced your cost, simplified the structure and gained more flexibility!

And There's the Truth About Current Market!
25 January 2015 | 92 replies
This article in the Globe tells the absolute truth about what Account Closed - do we buy into the upswing and thus speculate on the power of the wave (and in the process overpay relative to fundamentals), or do we continue to underwrite the exit based on fundamentals in the face of the reality that nobody cares about the fundamentals and in underwriting this way we, while ensuring safety fir our investors, are pricing ourselves completely and utterly out of the current market?
