The numbers pencil out fine as is but I wonder if down the line the condo market in this area picked up whether it would be possible to convert the apartment building into condos (they are all 2/2's) and then so lease options on the condos using my low FHA rate to arbitrage a higher rate on the note to the buyer.

I am wondering whether it is better to save up cash  (will take longer to do) to use toward a down payment or use equity in my primary residence for the down payment, then take out a 2nd mortgage to finance the balance on my investment property.

I'm wondering why you would possibly think that you couldn't claim all your rental expenses just because the funds come from Section 8 program.There is no difference where the funds come from.
