., this is not a problem, first of all any utility bill should not cover several properties, you get them for each property and each bill i pay online through the banks bill pay, utility web site or just have it automatically withdrawn. as far as your comment about a 30 unit building, if the 30 apartments ( which i think you are calling units) are in one building, that building is the asset of one LLC.

I know a lot of the flat rate web sites say they will refer any calls right to you and not a realtor but do they really do that or will they have a friend agent contact you to get a commission, I am not sure.I am just trying to maximize my rental advertisement and was curious what others use.

I get professional photos shot by Virtuance, they will do 10 fantastic photos and make them available in formats for web and print marketing for $99.

A bit of a gamble.  

I for one do not want to gamble on my own or borrowed money in the mid 6 figures range, take on unknown risks that I have yet to understand (if you haven't done this before), for a paltry return.

I have to ignore those questions or risk losing my listing, and then wonder if they'll go find my web site using google.Once guests get to your rental, make sure that your on site marketing reminds them that they can avoid high fees charged by booking sites if they go direct to your web site next time.
